Frequently asked questions
01
Do all owners have to sign up?
Owners can opt out if prefered, the building will be charged per lot basis as per our pricing page.
02
What do I need to get started?
Getting started is simple. All you need is your strata roll and building bylaws. The more documentation you add, the more powerful Kobode becomes—and you can upload new documents at any time via the document library.
03
Who owns the data and are we protecting sensitive information?
The data always belongs to the Owners Corporation, not Kobode.Kobode acts as a secure service provider, using your building’s information only to deliver answers, guidance, and updates on your behalf. Sensitive information is protected by design. Access is role‑based, data is handled securely, and owners only see what they’re entitled to see. Kobode doesn’t expose private committee discussions or confidential material. AI is constrained by your rules.
04
Will Kobode actually reduce the committee's workload, disputes, and friction?
Kobode reduces committee workload, disputes, and friction by filtering out noise before it reaches the committee and ensuring everyone works from clear, consistent information. It answers common owner questions upfront, guides owners to submit compliant applications, and presents committees with structured, ready‑to‑decide requests rather than long email chains. By documenting decisions, linking them to by‑laws, and keeping communication factual and transparent, Kobode reduces misunderstandings, emotional escalation, and repeat disputes — resulting in faster decisions, fewer conflicts, and a calmer, better‑run building overall.
06
Are we building proper strata records? Official records, stored, timestamped, linked to the lot and can we rely on them for NCAT Disputes, sales & inspections.
Kobode uses built‑in application and approval templates to help ensure compliance, while securely storing all documentation in one central document library.
07
Does Kobode protect owners from common mistakes?
Yes, one of Kobodes key roles is helping prevent common (and costly) mistakes. Kobode understands current legislation and your building’s by‑laws, so it flags things that aren’t allowed such as unlawful conditions like pet bonds or fees before they’re communicated or applied. When approvals or refusals are involved, Kobode ensures decisions are clearly documented and that refusals include proper written reasons, reducing the risk of disputes or invalid outcomes. Kobode doesn’t replace decision‑makers it helps everyone stay compliant, consistent, and on the right side of the rules.
08
Who is legally responsible for decisions? (If an approval is challenged (NCAT), Is responsibility still with the OC?
Humans make the decision; AI is simply there to advise and make recommendations based of the legislation, regulations and building bylaws.
09
How is Kobode introduced? Is there education for owners? Clear boundaries on what Kobode does vs People?
Kobode is introduced with clear onboarding so owners understand what it does, how to use it, and when it’s the fastest option, an owners help page is available with several video example. Education is built in, owners learn by asking real questions and getting consistent answers from their building’s own documents. Boundaries are clear: Kobode handles information, guidance, and triage, while decisions, disputes, urgent safety matters, and legal advice remain with people.
10
What happens in edge cases such as complex disputes, urgent safety matters, and situations regarding legal advice?
Kobode handles everyday questions instantly but knows when to step aside. For complex disputes, it gathers the relevant facts and escalates them to the building or strata manager with full context. Urgent safety issues are flagged and routed immediately, with clear updates to owners. And for legal matters, Kobode explains what applies and ensures the right professionals are involved when formal advice is required. In short, Kobode speeds things up without replacing human judgment where it matters.
11
Is it faster to get answers, submit applications and understand what's allowed, or does it just replace one system with another?
Most systems still rely on people to look things up, interpret rules, respond to emails, and follow up. Kobode does the opposite: it answers first.
Answers are instant. Kobode already understands your building’s by‑laws, legislation, history, and documents, so you don’t wait days for someone to “get back to you.”
Applications are clearer and quicker. Instead of submitting something incomplete and going back and forth, Kobode tells you upfront what’s allowed, what’s required, and helps you submit it correctly the first time.
Less chasing. Issues logged via WhatsApp or email are triaged immediately, and updates are pushed to you automatically as work progresses.
No new system to learn. You interact through tools you already use email and WhatsApp while Kobode handles the complexity behind the scenes.
Human escalation when needed. If something can’t be answered by AI, Kobode automatically involves the strata or building manager, with full context already attached.
So it’s not replacing one system with another it’s removing delays, ambiguity, and friction from the process altogether.
12
What if I’m not tech savy?
Kobode is easy to use and is designed to operate based on how humans usually interact, via conversation! All you need is WhatsApp Messenger. A free app available on smart phones.
13
Does everyone get the same answer, or does it vary based on who asks?
Kobode will answer any questions in line with Legislation, Building Bylaws and History. Owners may get a different response if asking a question that is specific to cases they have raised in relation to their lot as this would be private.
14
Can owners see how a decision was reached?
Only committee members including office bearers and strata managers can see who voted however, application approvals do include the list of committee member names.
15
What happens if the committee disagrees with Kobodes recommendation?
Humans can vote for or against despite Kobodes recommendation. Kobode may advise the owner to go to NCAT in a scenario when the legislation is not being adhered to.
16
Who is making a decision, the AI or people?
Humans make the decision; AI is simply there to advise and make recommendations based of the legislation, regulations and building bylaws.
17
Is the AI Secure?

18
Can I use Kobode if I own several lots.
Yes, you can, as long as your details are accurately recorded on the strata roll you can use Kobode for multiple lots within a building and in several buildings.
19
How does committee voting work for applications?
Once an application is lodged, it is routed to committee members to vote, and the owner is notified once a decision is recorded.
20
Can we export reports for meetings?
Yes, the committee members can log into the management portal and export reports to assist with meetings. Owners can log change or improvement suggestions, and this can be exported for the next meeting.
